New Walgreen store in Vista sold for $6.8 million

The free-standing, 14,820-square-foot Walgreen Co. (NYSE: WAG) drugstore at 310 Sycamore Ave., Vista 92083, has been sold for $6.8 million, or $458.84 per square foot. The buyer was O & T Apartments, a General Partnership, P.O. Box 22128, San Diego 92192, with Donald E. Tessier as managing partner.

The acquisition was financed with a loan of $3.4 million from Column Financial Inc. The seller of the property (assessor's parcel 217-030-79), Interra-Vision LLC, a California limited liability company, c/o Jason Blum. Tom Keenan of Coldwell Banker Commercial represented the seller and buyer.

The building was constructed this year and occupies a 1.38-acre lot.

Although it involved a different buyer and seller, the new 14,539-square-foot Walgreen on an approximately 1.22- acre corner lot at 1109 Third Ave. in Chula Vista was sold for approximately $7.7 million earlier this year.
