The 4,826-square-foot medical office building in Kearny Mesa at 2780 Cardinal Road in San Diego 92123, has been sold for $2.37 million.

The buyer was Cardinal Road LLC, a California limited liability company with Khuong Nguyen as its member, 4320 Genesee, Suite 106, San Diego, CA 92117.

The acquisition was financed with a loan of $2.26 million from IronStone Bank.

The seller of the property (assessor's parcel 427-360-25) was Cabrillo Medical LLC, a California limited liability company with Fenway Properties LLC as its manager.

Stephen A. Rosetta is the manager of Fenway.

Mike Napierala with Coldwell Banker Commercial Almar Real Estate Group represented the buyer. The seller was represented by Matt Carlson of Cushman and Wakefield, San Diego.

Built in 1984, the medical office building is comprised of two units and underwent an exterior renovation in 2006.

The new owner plans to occupy the approximate 2,600-square-foot suite and upgrade its interior. A long-term tenant occupies the other unit. The building occupies a nearly one-third-acre lot.
