Two Carlsbad industrial buildings on Yarrow sold for $12.95 million

Two industrial buildings in the Palomar Airport Business Park at 6200 and 6300 Yarrow Drive, Carlsbad 92009, totaling approximately 149,600 square feet have been sold for $12.95 million. The building located at 6200 Yarrow contains approximately 60,000 square feet and is 100 percent leased to Lithographix Inc., a printing company. The 89,600-square-foot building at 6300 is vacant.

The buyer was RIF III - Yarrow Drive LLC, a California limited liability company, with Rexford Industrial LLC as manager, 11601 Wilshire Blvd., Suite 600, Los Angeles 90025. Howard Schwimmer is managing member of Rexford.

The seller of the property (assessor's parcels 213-050-04 and 05) was Florence L. Sadler, trustee of the Glenn F. Hare Family Trust. The seller originally constructed both of the buildings.

Tom Olson and Adam Molnar of Coldwell Banker Commercial along with Chuck McNary of Colliers International represented the seller. The buyer represented itself. Steward Title Company of California handled the title and escrow.

Early this year, Another Rexford industrial entity (RIF II - La Jolla Sorrento Business Park LLC) acquired a 70 percent interest in the 10-building, 98,940-square-foot, multitenant La Jolla Sorrento Business Park in Sorrento Valley at 10439-10471 Roselle St., San Diego for $10.6 million.

The business park includes four multitenant, industrial incubator buildings totaling 30,851 square feet. Tenants occupy space ranging from 800 to 5,000 square feet each. The property also features six freestanding industrial buildings that range from approximately 8,050 to 16,284 square feet, totaling 60,089 square feet altogether.

Rexford is an acquisition, development and management company targeting more than $200 million of Southern California Industrial real estate. The company's target market consists of value-added single and multitenant industrial properties, including class B and C buildings.
