Mark II Business Park in Miramar area sold for $42.9 million 10/04/05
As published in The San Diego Daily Transcript, October 4, 2005 The Mark II Business Park, a complex of 22 seperate properties, including five vacant lots, on a total of 16 acres scattered across Miramar Road, Kearny Villa Road, Tierra Grande Street and Candida Street in San Diego 92126, has been sold for $42.9 million. Building improvements total 239,000 square feet and include single-tenant, multitenant, office and retail structures, most of which were built in the 1980's. The buyer was The Realty Associates Fund VII LP, c/o TA Associates Realty, 1301 Dove St., Suite 860, Newport Beach 92660. The seller of the property (assessor's parcels 341-230-35 through 37, 39 through 43, 50 through 53, 55, 59, 65 through 69, 76, 79 and 80) was the original developer, MDC-Mark II, a joint venture of San Diego Mark II Properties, LJJ Miramar Ltd., and Kearny Investors Inc. Parker-Hawk, with Jerry D. Swanger as president, is the general partner of San Diego Mark II. Kearny Investors, with L.J. Cornick as secretary, is the general partner of LJJ Miramar. Ron Beck, CCIM, and Tom Olson of Coldwell Banker Commercial-Almar Real Estate Group represented the seller. The buyer, a pension fund adviser, represented itself. Title and escrow services were provided by Stewart Title Company of California. Recently reported leases include Ad Graphics Inc. in early 2003 with 10,200 square feet at 9537 Candida for five years at $590,000; and John Deere Landscapes Inc. in March 2005 with 6,000 square feet at 9484 Candida for 60 months at $392,726. Last month, a TA Associates entity sold the Miramar Commerce Center, a five-building, 112,483-square-foot business park in Miramar at 8902, 8910, 8920, 8930 and 8940 Activity Road in San Diego for $17 million. At the end of 2004, a TA Associates entity acquired the 111,644-square-foot distribution/industrial Border Trade Services Facility in Otay Mesa at 2695 Customhouse Court for $8.5 million. A year ago, a TA Associates entity acquired the three-building, 171,914-square-foot Bernardo Executive Center in Rancho Bernardo at 16835, 16855 and 16875 W. Bernardo Drive for $33.81 million. In spring 2004, a TA Associates entity acquired the three-building Metroplex Technology Center totaling 92,930 square feet at 8909, 8949 and 8969 Kenamar Drive in San Diego for $10.05 million. |
