The 16,211-square-foot industrial building at 2872-B S. Santa Fe Ave. in San Marcos 92069, has been sold for approximately $1.96 million.

The buyer was 2872 Partners, LLC, c/o Karen M. Ladner, 600 B St., Suite 2250, San Diego 92101. The acquisition was financed with loan of $982,500 and $786,000 from Bank of America (NYSE: BAC).

The seller of the property (assessor's parcel 217-161-20) was San Marcos Flex, LLC, with Rudi Bianchi as member and manager.

Adam Molnar and Joe McDermott of Coldwell Banker Commercial Almar Real Estate Group represented the seller. The buyer was represented by Todd Davis of Grubb & Ellis|BRE Commercial.

The one-story industrial building was previously leased to a cabinet manufacturer. A new lessee is Impact Project Management Inc.
