Coldwell arranges $5.1 million sale-leaseback in Vista

Coldwell Banker Commercial Almar Group announced late Monday that is has arranged a $5.1 million sale-leaseback of a 36,703-square-foot medical building in Vista, CA.

Pacific Consolidated Holdings IIpurchased 1360 Park Center Drive for $5.1 million from Steve Tomacelli dba Continental Litho as an investment representing a 6.88 percent CAP rate. The high image manufacturing/corporate headquarters facility was leased back by Continental Litho for a period of seven years for a total consideration of $2.53 million.

"Our goal in selling the building and leasing it back was to raise capital to reinvest in Continental Litho to fund the exceptional growth we are experiencing," said Steve Tomacelli of Continental Litho.

Tom Blackmore of Coldwell Banker Commercial Almar Group represented the seller, Steve Tomacelli of Continental Litho. Matt Weaver of Lee & Associates represented the buyer, Pacific Consolidated Holdings II.
