Renovated La Jolla building on Girard sold As published in The San Diego Daily Transcript, June 19, 2007 The renovated two-story, 17,000-square-foot retail building at 7650 Girard Ave. in the Village of La Jolla 92037, has been sold for $6.52 million. The property consists of 9,510 square feet of contiguous ground floor and mezzanine space and approximately 6,500 square feet of second floor space. The buyer was YDNL LLC of San Diego, 123 Horton Plaza, San Diego 92101. The sellers were HPA Properties Corp. (30 percent), BDC Development Ltd. (50 percent), a subsidiary of All Star Investments headquartered in Boulder, Colo., and Randy and Tamara Haisfield (20 percent). Randy Haisfield is the manager of All Star and the vice president of HPA. Phil Wise of Colliers International represented the seller and has been retained as the leasing representative. The buyer was represented by Rita Lancaster Hannah and Steve Fiorentino of Coldwell Banker Commercial Almar Group. Redevelopment began in mid-January 2007. Pharmaca Integrative Pharmacy is the first tenant and is scheduled to open its first retail operation in San Diego County in mid-June 2008 under a 10-year lease for 5,724 square feet valued at more than $2.7 million signed in late 2006. The buyer is the same group that three years ago purchased the nearby two-story, 10,000-square-foot Cove Theater on Girard Avenue for approximately $2.75 million and renovated the property. |
