Duke medical office building sold for $2 million As published in The San Diego Daily Transcript, June 11, 2007 The 8,659-square-foot office building in the Sports Arena area at 3232 Duke St in San Diego, 92110, has been sold for $2 million. The buyer was Duke Street LLC with Paula Greening Heye as member/manager, P.O. Box 33343, San Diego 92163. The acquisition was financed with a loan of $1.45 million from San Diego Trust Bank. The sellers of the property (assessor's parcel 441-250-13) were Livingston Foundation for Cancer Research and Related Diseases, a California non-profit public benefit corporation (66.67 percent), Alexander Court Properties, L.P., a California limited partnership (25 percent), Sandra J. Livingston Turner (4.17 percent) and Joy Lynn Crawford (4.17 percent). Charles Currey, SIOR, of GVA IPC Commercial Real Estate, represented the buyer. Lou Bulte and Jay Dodge of Coldwell Banker Commercial represented the sellers. Kate McAllister of First American Title handled the escrow and title. The property was purchased for investment purposes and will undergo renovation. It is now available for lease through Currey, Dottie Surdi and Robert Penney of GVA IPC. Built in 1980, the building and three-quarter acre lot are zoned CO-1-Z, which permits dental, medical, support retail and office uses. |
