Coldwell Banker Commercial enjoys monumental North County success 05/19/2004 Submitted by Coldwell Banker Commercial® As published in The Daily Transcript, May 19, 2004 One of the most successful Coldwell Banker Commercial franchise owners in the country, the Almar Real Estate Group, has recently experienced monumental success at its North County Properties office with over $19 million in sales at both the North Pointe West Business Park in Carlsbad and the Oceanic Business Park, a division of Ocean Ranch in Oceanside. Ron King, SIOR; Chuck McNary, SIOR; and Joe Crotty of Coldwell Banker Commercial-North County Properties recently sold out the 146,915-square-foot, 14.5-acre North Pointe West Business Park in Carlsbad for a total consideration of $12.4 million. King, McNary and Crotty exclusively represent the seller,Carltas Co., and also represented numerous buyers. The two-story 22-foot clearance buildings are designed for use as office, research and development, manufacturing or warehouse space. Sales include Nature's World, which purchased 20,058 square feet for $1.92 million; The Nut Hut, which bought 21,148 square feet for $2.4 million; Kamay Beauty, which purchased 20,907 square feet for $1.95 million; Electric Regulator, which purchased 18,384 square feet for $1.75 million; and Component Concepts, which purchase 13,412 square feet for $1.4 million. Suyra, Vitek and Molecular Medicine also purchased at North Pointe. King and Crotty, along with David Onosko, SIOR, and Adam Molnar, also of North County Properties, recently sold out Phase I of the Oceanic Business Park in Oceanside for a total consideration of $6.95 million. The seller is Oceanic Enterprises, a joint venture between Hamann Construction and Carltas. Phase I encompassed 72,760 square feet, which was divided into seven small buildings ranging in size from 5,696 to 16,517 square feet. Groundbreaking of Phase II's eight small buildings, totaling 118,992 square feet, is slated for second quarter 2004. Upon completion, Oceanic Business Park will be a 30-acre, 198,171-square-foot development. Phase I sales include Pure Allure, which purchased 16,517 square feet for $1.48 million; Academic Communications, which purchased 12,751 square feet for $1.33 million; Wisdom King, which purchased 12,610 square feet for $1.16 million; and American Food Ingredients, which purchased 12,610 square feet for $1.48 million.
