Eight apartments in La Mesa sold for $915,000

The eight-unit apartment complex at 7916 La Mesa Blvd., La Mesa has been sold for $915,000.

The buyer was Jan J. Rosciszweski, as trustee of the JJR Family Trust, 5022 Hastings Road, San Diego 92116.

The sellers were John D. Westwood and Margot Bradford, as trustees of a trust.

Senior Sales Associate Matthew R. Udewitz of Coldwell Banker Commercial Almar Group in La Jolla represented the buyer. Steven Leinow and Howard Bruce of Dimensional Real Estate represented the sellers.

The eight-unit property consists of four buildings, with two units each. Seven units are one-bedroom and one if a two-bedroom unit. The property also has four garages.

The buyers were able to overcome an open EPA report on the property, as there is currently a ground-water testing well on the site for the continued clean up by Thrifty Oil Co. The property sold at a 2 percent capitalization rate for 20 times the actual rents at the time of closing.

The 4,844-square-foot multifamily property was built in 1940 on a 0.44 acre lot.
